What do I need to fix before listing?

Usually far less than you think. We walk the home with you and separate the work that returns more than it costs from the work that just delays your launch. Light staging and good media move the number. A new kitchen almost never pays for itself on the way out.

Should I just take a cash offer instead?

Sometimes, genuinely — an estate, a relocation with a date on it, or a home that needs work you are not going to do. A cash buyer prices in their profit, their carrying costs and their risk, and that comes out of your number. The way to decide is to see both figures rather than one.

Do you work with buyers as well as sellers?

Yes, and it is a different job. Getting an offer accepted without overpaying comes down to structure — proof of funds submitted with the offer, a strong local pre-approval, and terms built around what the seller actually needs. A recent buyer beat six competing offers and still paid list price.
