The kitchen you redid
Renovations rarely show up in public records. An estimate priced your home as though the 1998 kitchen is still in it — or as though a renovation you never did is.
Condition, honestly assessed
Two identical floor plans on the same street can be $60,000 apart on condition alone. No model can tell them apart. A person standing in the room can.
Which street you are on
Backing onto a highway, sitting on a cul-de-sac, the school boundary that runs down the middle of your block. Buyers price these. Algorithms average them away.
What is under contract right now
Estimates are built from closed sales, which means they are describing the market of three months ago. What went under contract last week is what buyers are agreeing to today.
What the market already refused
Expired listings — homes that did not sell, and the prices that caused it. The most useful pricing data available, and the data no automated estimate uses.
Who is actually looking
Demand in your price band this month, and how many buyers are waiting for a home like yours. That determines whether you price to sell or price to compete.
